South Florida’s Ultra-Luxury Housing Market Pushes Into Record Territory
South Florida’s highest-priced residential market is operating on a very different trajectory from much of the broader housing market.
Demand from affluent buyers helped push sales of homes priced at $10 million or more to a new first-half record in 2026, according to data reported by the South Florida Business Journal and the Miami Association of Realtors.
Across the South Florida region, 306 properties priced at $10 million or more closed during the first six months of the year, an increase of 83 transactions from the same period in 2025. That represents an increase of roughly 37% year over year.
The concentration of those transactions is particularly notable. Miami-Dade and Palm Beach counties accounted for approximately 90% of South Florida’s $10 million-plus sales, reinforcing their position as two of the country’s most active destinations for ultra-high-net-worth real estate buyers.
Cash Buyers Dominate the Top of the Market
Financing conditions that have affected activity elsewhere in the residential market appear to matter much less at this price point.
Of the 306 transactions above $10 million, 268 — or approximately 88% — were cash purchases.
That level of cash activity provides another indication that South Florida continues to attract substantial private wealth rather than buyers whose purchasing power depends heavily on mortgage rates.
The current pace also represents a dramatic change from the market before the pandemic. During the comparable period in 2019, only 46 South Florida homes sold for $10 million or more. First-half 2026 activity was therefore more than six times that level.
Wealth Migration Continues to Influence South Florida
The strength at the top of the market coincides with continued movement of wealthy individuals and capital into South Florida. The South Florida Business Journal reported that buyers arriving from outside Florida have been an important contributor to the record ultra-luxury activity.
The trend is visible beyond only $10 million properties. Across the broader five-county South Florida region, the threshold for a home to rank among the top 5% of residential sales climbed to $3.3 million during the first half of 2026, compared with $2.7 million a year earlier. Miami-Dade’s luxury threshold reached $4.3 million, while Palm Beach County’s reached $4.4 million.
For South Florida’s real estate industry, the implications extend beyond luxury residences. Continued migration of high-net-worth households brings additional capital, business ownership and investment activity into the region — factors that can influence demand for commercial property, development and investment opportunities throughout Miami-Dade, Broward and Palm Beach counties.
