Developers Target A Once-Quiet Miami Neighborhood
North Beach is emerging as a major residential development corridor as builders seek opportunities beyond Miami Beach’s more established—and increasingly expensive—southern neighborhoods.
Eight projects in the neighborhood’s development pipeline are expected to deliver more than 900 residences. The activity includes relatively attainable studios, short-term-rental-friendly condominiums and multimillion-dollar oceanfront homes.
Several of the developments are concentrated near the North Beach Town Center, where zoning changes adopted in 2018 provided additional height and density while relaxing certain rental restrictions. Developers are now pairing new residences with retail, hospitality, wellness amenities and pedestrian-oriented improvements.
Among the projects moving forward is Ella Miami Beach at 6940 Abbott Avenue. Constellation Group, The Boschetti Group and Vietmar recently topped off the 10-story building, which will include 103 residences. Prices begin at approximately $550,000, and completion is anticipated in 2027.
Nearby, Lefferts is developing two projects. Palma Miami Beach Residences at 600 71st Street will bring 121 furnished residences and approximately 8,500 square feet of ground-floor retail. The developer is also planning 72 Carlyle, a 20-story condominium with 134 residences and an extensive amenity package.
Northlink Capital’s 7200 Collins is another significant addition. The 12-story development will contain 222 residences, along with two swimming pools, a rooftop theater and access to a private beach club. The project has reportedly generated strong advance sales.
At 7140 Abbott Avenue, Robert Finvarb Companies has launched NoBe Parc Miami Beach. The furnished, rental-friendly development will offer 232 residences, including studios and larger floor plans, with completion targeted for 2028.
The neighborhood’s redevelopment is also reaching the oceanfront. Witkoff Group and Ocean Terrace Holdings are advancing Ocean Terrace Residences Miami Beach, a two-tower project combining luxury residences, a boutique hotel and ground-floor retail. The development occupies a full block with approximately 350 feet of ocean frontage.
Terra and the Meruelo family, meanwhile, have secured approval to redevelop the former Deauville Beach Resort property at 6701 Collins Avenue. The Foster + Partners-designed plan incorporates residential and hospitality uses while drawing inspiration from the historic hotel that once occupied the site.
Developers are betting that North Beach’s beaches, parks, walkability and comparatively accessible pricing will attract buyers who want proximity to Miami Beach without the cost or intensity associated with South Beach and Mid-Beach. With projects scheduled for delivery between 2027 and 2029, the neighborhood is positioned for one of its most substantial periods of change in decades.
