Owner Of 37-Story Brickell Tower Proposes New Hotel And Residence

A 37-story building in Miami may be converted into a new hotel and residence if a proposed plan is approved by city officials.

One Broadway, a former condominium and short-term accommodation building located at 1451 S. Miami Ave in Brickell, could get a makeover that modernizes the mixed-use property, according to a letter of intent sent to City of Miami Planning & Zoning Departments in late November.

The project was scheduled to be discussed Dec. 20 during an Urban Development Review Board regular meeting.

Park Place at Brickell LLC, the current owner of One Broadway, wants to renovate the interior and exterior of the hotel and residence, which sits on a 1.7-acre lot.

The building’s existing 371 residential units would be converted to 123 hotel suites and 198 residences. Park Place at Brickell intends to renovate the property without impacting the existing footprint or requiring a whole-scale redevelopment.

Multi-purpose spaces and hotel amenities would be added to floors 9, 11, 35 and 36, including a fully remodeled penthouse level pool and pool terrace, a new fitness center, a new covered terrace surrounding a reflecting pond, a new meeting room and improvements to the recreation deck.

One Broadway was constructed in 2003 and was one of the early high-rise apartment-hotel projects developed in Brickell.

Renderings of the proposed project show the hotel and residence could be called La Mare.
