Developer Proposes 10-Story Building With High-Tech Service In Miami-Dade

Samir Dichy of IQ Concept wants to redevelop a site in the Ojus area near Aventura with a 10-story apartment building.

Loft 182 LLC, managed by Dichy in Aventura, filed an administrative site plan review application with Miami-Dade County for the half-acre property at 2595 and 2587 N.E. 182nd Ter.

It currently has a single-family home and a duplex, which would both be demolished.

Dichy said the building would have 70 apartments. The developer would reserve 10% of the units for workforce housing. The site plan by Kirk Weng Architects in Miami shows a 67-space parking garage plus an amenity deck on the fourth floor featuring a pool, game room, business center, gym and yoga room.

Residents in IQ Lofts will have access to the IQ Concept program he’s developing. This app will allow tenants to control the features of their units, such as the lights and AC, manage package delivery, schedule gym classes, and socially interact with the community, Dichy said.
