43-Story House Of Wellness Hotel Planned For Brickell
North Development has submitted plans for a new 43-story hotel focused on wellness in Miami’s Brickell Financial District.
The proposal, titled the House of Wellness Hotel, comes from North at Brickell VI LLC, an affiliate of local developer Ricardo Dunin. The company has secured a contract for a 0.6-acre site at 132, 142, and 152 S.W. Ninth Street, currently owned by UR Cousin Farah RE Acquisitions, UR Cousin Farah RE Acquisition II, and the Manuel Calas Revocable Trust.
The existing site includes a 2,160-square-foot office building and two small apartment buildings, all of which would be demolished to make way for the new development.
The House of Wellness Hotel is set to feature 823 lodging units and 339 parking spaces, with a lobby on the ground floor, parking from the second to the ninth floor, amenities on the tenth floor, guest rooms from the 11th to the 42nd floors, and a pool/amenity deck on the rooftop.
The design has been crafted by Miami-based Studio McG Architecture.
In their application, the developers are requesting a special exemption to file under the Metromover Subzone of the Rapid Transit Zone. This zoning designation allows properties near public transit stations to follow county guidelines rather than city regulations. The proposed site is just one block from the Brickell Metrorail Station.
Additionally, the developers have committed to funding $200,000 in improvements to the Brickell Metrorail Station prior to receiving their building permit.
The project aims to harmonize with the surrounding urban environment, enhancing pedestrian engagement and boosting the use of nearby transit options.
North Development is a collaboration between Oak Capital, led by seasoned hotel-condo developer Ricardo Dunin, and Peru-based Edificia.
