Tulip-Shaped Tower On The Rise In South Florida: Will Open In 2027 As Tallest Building In The State
Downtown Miami’s Okan Tower is set to become Florida’s tallest building when it opens in 2027, overtaking the current record-holder, the 868-foot Panorama Tower.

The new skyscraper, now under construction, will rise nearly 908 feet across 70 stories.
Developed by Turkey’s Okan Group, the tower features sweeping curves inspired by the silhouette of a tulip, Turkey’s national flower. The $500 million project will include a 294-room Hilton hotel, 236 condo-hotel units, and 163 luxury “sky residences,” along with an extensive lineup of amenities.
Other supertall proposals are in the works for Miami, including One Brickell City Centre at 1,000 feet and both 888 Brickell by Dolce & Gabbana and the Waldorf Astoria Residences at 1,049 feet—the maximum height allowed by the FAA.
“That 1,049 is the limit,” Miami Mayor Francis Suarez said, noting that aviation safety caps the vertical ambitions of local developers.
Still, Miami remains home to many of the state’s tallest structures.
“High land prices, profitability, and even a little bit of ego help fuel the skyline race.,” Suarez said.

Construction on Okan Tower began in 2022 and reached its halfway point last October. Crews are currently working on the 36th floor, and the building is expected to open in the second quarter of 2027.
According to Ana Povarchik of Fortune Development Sales, the tower will dramatically reshape the city’s skyline. One of its marquee features: what developers say will be the tallest rooftop pool in the United States, perched on the 70th floor with full 360-degree sunrise and sunset views.
Buyers have been predominantly international—about 80% from South America—with additional interest from New York, Toronto, and Turkey. Prices for sky residences on floors 51–68 start at $1.25 million, while hotel-condo units on floors 36–50 start at $750,000. Floor plans range from 450 to 2,075 square feet.
Amenities include a bay-view pool deck with cabanas, a fitness center and yoga studio, a full spa, theater, wine cellar, owner’s lounge, children’s playroom, and business center.
“The tower is currently 62% pre-sold, with sales activity increasing,” Povarchik said.
