The Global Ultra Wealthy Population Projected To Surge By More Than 33% Over The Next Five Years, Expected To Boost Demand For Luxury Real Estate
Today Altrata, a leader in intelligence on the wealthy and well-connected, releases Residential Real Estate 2025: Spotlight on the World’s Leading Markets for the Wealthy. This is the third edition of the report, sponsored by REALM.
The study reveals the global residential footprint of ultra high net worth (UHNW) individuals, those with a net worth exceeding $30 million, and identifies key opportunities for engaging with this influential demographic.
As the global population of ultra wealthy individuals continues to grow, projected to increase by more than one-third from today to 2030, their residential footprint is becoming increasingly international and diversified. With an average of three known luxury residences per individual, these influential homeowners represent significant opportunities across real estate, luxury services and wealth management sectors.
The allure of global cities and their prime real estate neighborhoods remain strong.
- New York boasts the highest number of ultra wealthy individuals with either a primary residence or secondary home here, and this number is nearly two-thirds larger than the second ranked metro, Los Angeles.
- Home to 19,439 ultra wealthy homeowners, Hong Kong has the third-largest residential footprint.
- Fourth-ranked Miami has recorded a strong inflow of ultra wealthy residents since the pandemic.
- London completes the top five, with a total UHNW footprint of 15,695 individuals, around half that of New York.
Among the numerous findings, the report reveals:
- Second-home trends: Miami has overtaken New York as the most popular second-home city globally among ultra wealthy individuals, with London, Beijing and Hong Kong leading among non-US cities.
- New locations to watch: Dubai is a new entry to the top ten non-US cities ranking among secondary-home owners, driven by its favorable tax environment, growing luxury real estate sector, and attractive residency programs like the Emirati Golden Visa.
- UHNW density: Monaco leads globally in ultra-wealth density, with one in every 22 residents classified as ultra-wealthy. Aspen, Colorado, is the densest US location, with one UHNW individual for every 77 residents.
