Mixed-Use Project Slated For Miami Design District Via Live Local Act
Helm Equities is moving forward with a large-scale mixed-use development in Miami’s Design District that blends residential, office, and retail space into a single campus.
Known as the Helm Design District, the project is planned to encompass nearly 830,000 square feet, including 278 apartments, more than 100,000 square feet of office space, and roughly 56,000 square feet of retail.
A key feature of the development is its emphasis on workforce housing, which will account for 40% of the residential component. These apartments will be located on the lower levels of the 36-story residential tower and will include their own dedicated amenities. Residents in the workforce units will have access to a ninth-floor pool deck and shared spaces, with apartment sizes ranging from approximately 400 to 1,140 square feet.
The remaining residences will be market-rate units situated on the upper floors. These larger apartments, spanning roughly 1,300 to more than 3,200 square feet, will be paired with premium amenities on the 18th floor, along with a pool deck positioned at the top of the tower.
In addition to the residential tower, the development includes an eight-story office building featuring rooftop event space and a terrace. The project was designed by Miami-based architecture firm Cube3, reinforcing its local roots within one of the city’s most active urban districts.
