Florida‘s $1.8 Trillion Economy Ranks 14th Globally; Vero Beach’s Barrier Island Is Where The Capital Lands
Florida’s economy continues to surge, reaching a gross domestic product of $1.8 trillion and ranking as the world’s 14th-largest economy after expanding 6.3% over the past year.
The milestone, highlighted by the Florida Chamber Foundation, places the state ahead of Australia and Mexico and within striking distance of South Korea. Florida leaders have set an ambitious goal of breaking into the global Top 10 economies by 2030.
For luxury real estate professionals in Vero Beach, however, those figures are more than economic headlines—they are reflected in the buyers arriving at the closing table.
“Florida’s migration story has evolved rather than slowed,” said Ben Bryk, co-founding principal of Vero Premier Properties, the Signature Division of Coldwell Banker Global Luxury on Vero Beach’s barrier island. “Fewer people are moving here than during the pandemic boom, but those who are arriving are bringing significantly greater wealth. The migration didn’t disappear—it became more concentrated among high-net-worth households.”
According to Florida Chamber data cited by the firm, daily population growth has moderated to roughly 500 to 600 new residents, while wealth continues flowing into the state at more than $4 million per hour. Bryk believes that shift is reshaping Florida’s luxury housing market.
Florida’s Financial Advantage
In a recent market analysis, Bryk and co-founding partner J. Vance Brinkerhoff attribute much of Florida’s appeal to what they call the “Florida Financial Trifecta”—a combination of tax policies that can significantly benefit relocating households.
The advantages include:
- No state personal income tax.
- No state estate or inheritance tax.
- Property taxes averaging about 1%, along with homestead protections that limit annual assessment increases for primary residences.
For affluent buyers relocating from higher-tax states such as Connecticut, New York, New Jersey, Massachusetts and Illinois, those savings can accumulate year after year.
The firm also notes that timing matters. Establishing Florida residency before Dec. 31 is generally necessary for tax purposes, making the coordination of property closings and domicile filings an important part of the relocation process. Vero Premier Properties says it works with attorneys, CPAs and wealth advisors to help clients navigate that transition.
Why Vero Beach Stands Out
Although Florida’s economic growth is broad-based, Bryk says Vero Beach’s barrier island offers a unique combination of scarcity and value. The barrier island stretches roughly 22 miles between the Atlantic Ocean and the Indian River Lagoon, where long-standing height restrictions and limited land availability naturally constrain new development.
The firm’s analysis notes that comparable luxury properties on Vero Beach’s barrier island typically sell for about one-third the price of similar homes in Naples. That affordability advantage helped earn Vero Beach recognition from Travel + Leisure, which ranked it the nation’s second-best beach town to buy before prices rise in July 2026.
The local market is also distinguished by an unusually high percentage of cash transactions. Approximately 62.7% of home sales close without financing, making the market less sensitive to fluctuations in mortgage interest rates than many other luxury destinations.
Improved accessibility has also expanded the buyer pool. Vero Beach Regional Airport now offers nonstop flights to 15 cities, providing convenient access for buyers from many of the Northeast and Midwest markets that continue to fuel demand.
Luxury Buyers Are Changing
The firm’s client base remains heavily concentrated in Connecticut, New York, New Jersey, Massachusetts and the Chicago metropolitan area, but Bryk says today’s luxury buyers differ from those of previous decades.
Rather than primarily attracting retirees, Vero Beach is increasingly drawing entrepreneurs following business exits, executives with greater workplace flexibility and families choosing to establish Florida residency earlier in life.
To reach those buyers before properties officially hit the market, Vero Premier Properties has adopted data-driven marketing strategies. The brokerage says it is one of only four Florida firms using AIdentified, a wealth intelligence platform that analyzes hundreds of millions of profiles to identify likely buyers for individual properties.
The company also creates dedicated websites for each listing, uses AI-powered marketing campaigns targeted to key feeder markets and offers a proprietary luxury home search application that it says helps listings sell roughly 40% faster.
Bryk believes that while Florida’s expanding economy has strengthened the luxury housing market overall, success increasingly depends on connecting with buyers long before they begin touring homes.
“A stronger economy creates opportunity,” Bryk said. “But today’s luxury buyers often begin their search remotely and expect a level of presentation comparable to what they see in markets like Greenwich, Chicago’s North Shore or Boston. Meeting them where they are has become essential.”
