Downtown Vero Beach Site Moves Toward Sale

The School District of Indian River County has moved to sell a downtown Vero Beach property at 1426 19th Street after the School Board voted Aug. 25 to classify the site as surplus. The property, formerly used as the district’s exceptional student education center, includes four parcels that are being marketed together as a single 0.42-acre site. According to the Indian River County Property Appraiser, the property has a total market value of approximately $546,880.

The offering includes a 7,190-square-foot building on approximately 18,500 square feet of land and is being marketed by Cushman & Wakefield. Its location just south of State Road 60 places it within easy reach of downtown Vero Beach and major local transportation corridors.

The property also sits within Vero Beach’s Cultural Arts Village zoning district, which allows a range of neighborhood-oriented uses. Permitted possibilities include artist-operated commercial studios, cafes and restaurants, and bed-and-breakfast accommodations, giving a future owner several potential directions for repositioning the site.

The sale is part of a broader review of surplus real estate owned by the school district. Officials are working with Cushman & Wakefield to evaluate 11 properties, including repurposed school sites, additional downtown buildings and vacant land. Together, the properties have a reported market value exceeding $16 million. Proceeds from any completed sales would be directed to the district’s capital budget.

For Vero Beach, the 19th Street offering is notable less for its size than for its location. Small infill sites in and around the downtown core can provide opportunities for adaptive reuse, neighborhood-scale commercial development or other projects that complement existing businesses and cultural uses.

The district’s decision now opens the door for private buyers to determine what the property’s next chapter could look like.
